Compare the Home, Not Just the Bedroom Count
The library contains five developer PDF books and 81 pages. Some layouts appear in more than one book, so the page count is not a count of distinct homes.
Each plan labels interior, exterior and total area. Keep those categories separate when comparing value. A large terrace changes the way a home lives, but it is not additional enclosed living space.
The labels on the actual sheet matter more than the folder name. The three-bedroom book includes a one-bedroom page, and the loft book includes a two-bedroom home larger than those in the two-bedroom file. Match the residence number, bedroom label and area block before you use a plan in a comparison.
Four Plans, Three Different Area Measures
Examples transcribed from the first page of the respective bedroom books. These are plan specifications, not an availability list.
| Plan | Layout | Interior SF | Exterior SF | Total SF |
|---|---|---|---|---|
| Residence 04 East | 1 bedroom / 1.5 baths | 1,003 | 108 | 1,111 |
| Townhome 02 | 2 bedrooms + den / 2.5 baths | 1,965 | 233 | 2,198 |
| Residence 201 West | 3 bedrooms / 3.5 baths | 2,216 | 163 | 2,379 |
| Townhome 05 | 4 bedrooms + den / 4.5 baths | 3,786 | 651 | 4,437 |
Areas follow the developer plan labels. The plans carry measurement qualifications; review the original sheet and the purchase documents for the selected residence.

The supplied PDFs contain inconsistent developer boilerplate. WIRE Miami preserves the original documents and recommends confirming the selected plan and current legal documents before relying on them for a purchase.
